Chimney Flashing Repair

You may think that if your chimney has a cap and a crown then that’s all it needs to be efficient and keep water out. The fact is that if you have a chimney leak it is most likely caused from the chimney flashing which can rust or shift over time causing water penetration.

What is Chimney Flashing?

Chimney flashing is made up of thin sheets of metal strategically placed around the base of the chimney to keep water from penetrating the intersection of the chimney and roof. This is the most vulnerable part of the whole chimney system and should be installed by a CSIA Certified Chimney Sweep® (CCS) only.

Why a Professional?

Flashing should always be custom fitted to your specific roof and chimney. The slant of the roof, roofing material, climate, and more all affect the flashing’s effectiveness and life. A certified chimney sweep will use the best material for the job, which is stainless steel. A less experienced sweep will sometimes use aluminum, which is less durable and shifts easily due to it being lightweight. It’s never a good idea to cut corners to save money because future damages can cost an arm and a leg.

When Should Flashing be Replaced?

There’s several factors that can affect your flashing.

  • Natural occurrences like hurricanes, tornadoes, earthquakes, and settling can cause your flashing to loosen or shift. These occurrences can happen periodically, and you can never be sure your flashing isn’t affected. For this reason and more you should keep up with routine sweeps and annual inspections. At an annual inspection your certified chimney sweep will assess your chimney flashing and repair it as needed.
  •  Tampering animals can damage and loosen your flashing just as much as strong storms and other natural occurrences. When the sheets of metal are bent or otherwise damaged they can collect and hold water, causing rust, eventually water penetration, and a leak.
  • Improper Installation can leave gaps, bent or damaged sheets, and easy access for water. When flashing is installed improperly it may appear that there is no problem. However, a leak can occur for awhile before it presents any visible signs or damage. If you trust your chimney flashing with an amateur you will not know of any damage until it’s too late.
