Why You Can’t Ignore a Leaky Chimney

A chimney has a very specific purpose—to allow smoke and gases to rise quickly and escape out of the house. For various reasons, however, your chimney can experience leaking which can allow moisture into the chimney system, and cause water damage in your home.

Some Reasons for a Chimney Leak

  • The flashing is damaged, loose, or missing. Flashing is usually constructed of metal sheets designed to fit your roof where the chimney meets it. Flashing guides rain and snow down the roof, but when it is damaged, loose, or missing, water may run along the chimney into your home, attic space, or into the chimney itself. Water can cause damage to the brick and mortar of the chimney structure.
  • The chimney cap is damaged or missing. The chimney cap is designed to cover the chimney crown, allowing for smoke and gas to escape while keeping weather and animals out. If the chimney cap is installed incorrectly or damaged, water can fall into the chimney. Water in the chimney can not only cause damage to the flue interior, but also cause the chimney to be less efficient in general.
  • The chimney crown or chase cover damage. The Crown or chase cover is the seal on the top of the chimney. When installed incorrectly or because of design flaws, the crown can actually send water directly onto the flashing, causing damage or leakage there. The crown can also be damaged by severe weather or disrepair, and like all other parts of the chimney system, it should be evaluated regularly.
